I truly enjoy helping Des Moines and Central Iowa Real Estate clients reach their ownership and RE investment goals. I provide services for traditional clients -- folks who have a house to sell or want to buy a new one -- as well as several specializations.
With buyer clients, I provide services a little differently than many Realtors - I help my clients to buy like an owner-occupant but think like an investor. In today's buyers market, it's often possible to close with "instant equity" in your new home. But it doesn't just "happen". That's where working with an experienced agent helps - by performing extensive due diligence.
While the market hasn't been this good (in much of the US), for Buyers, since 1981, when you're the buyer, you have to know what constitutes a good deal. Good deals can be found, but they also be made.
Navigating through the valuation process, performing due diligence, assessing risk vs. reward, ROI for investment properties, comparison shopping CAP rates by grade of property, patiently waiting for the right home or property to come on the market -- these are details which lead to a successful acquisition. I want to help you keep your hard earned cash working for you!
I'm currently working lots of short sales helping folks avoid foreclosure, if at all possible. I also help Buyer and Seller clients negotiate their way toward successful investments. While one should not look at their personal residence as part of their "investment portfolio", a personal residence, well-purchased and maintained should always be an asset that can be liquidated in a reasonable period of time.
In addition to certification to be a member of the Council of Residential Specialists (2009), a Graduate of the Realtors Institute (2008), and earning the e-Pro designation (2005), I am excited to announce recent certification as a 203k Specialist (2011) in association with REBuildUSA.
People will always need someplace to live, so this is a good time for investors to upgrade their personal residence, as well as their portfolio.
Along with every opportunity comes a responsibility to exercise due diligence. There is no time like the present to pay attention to the details!

In addition to belonging to the Des Moines Association of REALTORS, the Iowa Association of REALTORS, and the National Association of REALTORS, I run one!
I am Executive Director of Two Rivers REIA of Central Iowa, a five-year old group designed to help people make better investments! As founder and an investor, I'm actively involved in education, training, and mentoring with many of our members and guests. We are constantly seeking ways to provide member benefits, even to other Realtors. Many of the investors who attend meetings are very savvy investors, so I am constantly learning from them.
The responsibilities include arranging meetings, as well as coordinating an annual convention. And, at every meeting, I learn a little more about my craft from several at the meeting. I know this effort has made me one of the top investor Realtors in the City of Des Moines. But don't take my word for it. Come to a meeting and I'll introduce you to lots of brilliant investors!
Because of the growth of this organization, we have been able to attract nationally-recognized speakers to Des Moines, which had not frequently happened prior to our existence. This allows me to keep my skill set sharp and to be aware of local, regional and national trends -- a direct benefit to both my investor and owner-occupant clients!
